About Pat Mulligan

I have been in the real estate industry for over 18 years. I started my career in property management, managing over 100 rental units in the Ghent section of Norfolk,VA  for 5 years. My previous background was in counseling. In real estate, I could join my passion for architecture & design with my desire to serve others.  

 

I am a real estate consultant, working by referral. If you are not familiar with this concept, it is the philosophy of focusing all of your effort on your current clients and customers and striving to provide world-class service every day, instead of the traditional model of sales where an agent spends 80% of his/her time seeking new clients. When I focus all of my efforts on my existing clients, they are so pleased with my services, they cannot help but refer me to their friends and family who are thinking about real estate. That is how my business grows: by treating others as I would like to be treated. It's great! No cold-calling, door-knocking or other rejection-getting techniques. That is why I have lasted in this business for so long. This is why I love my job so much! 

 

Hampton Roads, America's First Region, is made up of large cities, like Virginia Beach as well as small towns, like Poquoson. Each has its own flavor, pluses & minuses. My job as a Realtor®, real estate consultant, is to help my clients match their new homes, neighborhoods and municipalities with their lifestyles. I have sold real estate from the North Carolina state line to Williamsburg and Gloucester. I am knowledgeable about all of the cities, counties and neighborhoods in all of Hampton Roads. That makes me a rare commodity among my peers, who still believe in that "great divide" - the James River.

 

Personally, I have lived in Newport News, Hampton, Virginia Beach and Norfolk. (I am not telling which is MY favorite!). Each city has its own personality, just like my clients. My in-town buyers usually know where they want to live, but I help them consider options they may not have thought of before. My relocation clients need a lot more education and resources- which I love to provide. I think I am a teacher at heart--maybe that is why I love working with first-time buyers so much.

 

I moved to Hampton Roads, Virginia  from New Jersey in 1988. Having been born, raised, educated and started a family in New Jersey, you can imagine how scared I was to move to Virginia - a whole different world. The people were so welcoming and helpful, though. The fact that so many families are military here I think lends to the fact that neighbors are so friendly and willing to reach out. I was a young mother in those days, not knowing a soul in Hampton Roads. My neighbors "took us in" and made us a part of their families. I have been in love with Hampton Roads ever since. It doesn't hurt that we are surrounded by water and have sooo much to do, to explore, and to entertain us -- all year long.

 

Today, I live with my four-legged babies Nonnie, Puff & Sally in the Wythe section of Hampton. My sons are grown, working in Denver and Houston, with busy lives of their own. You can find me most times at work at RE/MAX Peninsula with my trusted assistant, Crystal, or volunteering for Equality Virginia or our area's newest chamber of commerce: Hampton Roads Business OutReach (HRBOR), where I was a founding member and served on the Executive Board of Directors until last May. My new project is a great organization, Hampton Roads OUTreach Center (HROC), a non-for-profit organization created to bring about several LGBTQ community centers to Hampton Roads. I am on the water in my kayak with Nonnie whenever I get the chance- which doesn't seem to be too much lately.

 

I am a menber of the National Association of Realtors (NAR), the Virginia Association of Realtors (VAR), the Virginia Peninsula Association of Realtors (VPAR), and the National Association of Property Managers (NARPM).  I hold the Accredited Buyer Representative (ABR) designation, the Seller Representation Specialist (SRS) designation, the Certified Distressed Property Expert (CDPE) designation and my VA Real Estate Broker license.  Most recently, I have been inducted into the  RE/MAX 100% Club and VPAR Outstanding Salesperson Club.
